Ben paid full value, found no deed to Anna in the County land records, had no actual knowledge of Anna, and recorded on February 2. Anna recorded on March 1.
On January 10, Owner conveyed Lot 2 to Carla. Carla paid full value but mistakenly recorded her deed in the neighboring county. On March 10, Owner conveyed Lot 2 to Dan. Dan paid full value, searched the County land records, found no deed to Carla, and recorded in County the same day.
On January 15, Owner conveyed Lot 3 to Evan. Evan paid full value and immediately moved construction trailers, fencing, and equipment onto Lot 3, but did not record. On April 1, Owner conveyed Lot 3 to Fiona. Fiona paid full value, did not inspect Lot 3, and recorded the same day.
