O conveyed Lake Cabin "to A for the life of B, then to C and C's heirs." A later signed a warranty deed purporting to convey Lake Cabin "to Buyer and Buyer's heirs forever." Buyer paid fair market value for a fee simple and recorded the deed. C did not record anything because C's interest appeared in O's recorded deed.
Several years later, A died while B was still alive. Buyer's heirs continued using Lake Cabin. Two years after A's death, B died. C then demanded possession from Buyer. Buyer argues that A's warranty deed gave Buyer fee simple title, or at least the right to possess for Buyer's life.
